San Diego Housing Takes a Double Dip

6-13-11

by: Bob Schwartz, San Diego California Real Estate Broker, Certified Residential Specialist

The just released Case-Shiller house-worth index confirmed that home prices fell in 18 of 20 cities in March. The two cities to point out slight increases were Washington, D.C., and Seattle.

The Case-Shiller house-value index is now below its April 2009 mark. What that is saying is that house prices have given again all positive factors they showed from Could 2009 by way of June 2010. This confirms that the U.S. housing market is in a double-dip downturn.

Here is a how a specific few of the 20 cities within the index did over the past yr: Phoenix, down 8.four%; Seattle, down 7.5%; Tampa, Fla., down 6.9%; Charlotte, N.C., down 6.8%; Miami, Fla., down 6.1%; Las Vegas, down 5.3%; San Francisco, down 5.1%; San Diego, down 4.0%; Los Angeles, down 1.7%; Washington D.C., up 4.3%.

Why the big up-tick for Washington? The Authorities is the largest employer in D.C. and they have been growing Authorities at a break neck pace. Originally the stimulus was supposed to go 85% to business and 15% to government. As normal with government projections, the truth was quite different from the projection. Many economists feel that the distribution of the stimulus cash was precisely the reverse of the projections, with just 15% going to job creating business. Now we are reaping the results of this policy. The housing market wants an excellent job market atmosphere providing not solely new jobs, but, increased stability in current jobs.

If you're you shocked by this news, perhaps it is best to get a free subscription to this blog (look at the upper proper facet of this page ). On July 7, 2010, I posted “San Diego real estate 2010 2nd. Half Outlook … double-dips” the place I predicted the San Diego real estate market was headed for a double dip. In my 12-25-10 publish entitled “San Diego Real Estate Market 2011 Outlook“, I said:” I’ll wrap issues up by saying I personally don't see any actual base constructing within the San Diego real estate market till 2012.”

The main-stream media likes to foster the ‘good occasions ahead’ outlook on the housing market, at least right here in San Diego. The real estate ‘insiders’ usually interviewed for his or her opinion on breaking real estate news at all times appear to be homeowners/brokers of large brokerages and representatives of state and national real estate associations. What do you really expect these people to say? Bear in mind, the real estate trade is a gross sales industry, the place optimism trumps reality.

Did these industry ‘insiders’ raise any pink flags previous to the San Diego real estate market high in the Summer season of 2005? Here's what they stated then: It’s a shopping for alternative - This is a pause to refresh - With lessening competitors, buyers can get an excellent buy if they act quick, There isn't a housing bubble - There may be only a lot real estate in San Diego. so don’t miss this chance to get in now. What are these identical insiders saying now about missing the most important housing market bust in collective reminiscence? Properly, they are saying “Who might have forecast such an financial downturn?” In actuality, the housing market was the main indicator of the financial soften-down.

California is based partially on fantasy. It’s a shame to see so many have their dreams and financial portfolios derailed by the fantasy that California/San Diego real estate could not suffer any substantial decline. After numerous authorities plans to address the housing dilemma, they've all been dismal failures; as an alternative of fixing, they continue. The actually troubling side of this is now the first whispers from government officials that the American dream of home ownership is really not greatest for the masses. It seems the government is slowly introducing the concept renting is now the easiest way to go.

Personally, I say to not give up the American dream of dwelling ownership. It's a pillar of our capitalistic system and makes the U.S. the envy of many nations. We are going to get better from this housing bust, but it is not going to be a sharp turnaround. Our housing restoration will take years of base-constructing … then sluggish and gradual housing appreciation will reoccur.
