Improper pricing of downtown San Diego condominiums is the number one error made in today's market. In our prior seller's real estate market, over pricing still caused delay but, because of a fast market, offers were still generated, and over time, with the housing shortages, and increasing values, many times the market, after a few months, caught up with the over priced property.
In today's buyer's market, just the reverse is true! Now, an overpriced property will rarely produce any offers and as time on the market increases, these properties usually end up reducing their asking prices to what is often thousands BELOW what they could have achieved, if properly priced from the onset of the marketing program.
